For most of the last two decades, the end unit at Riverwalk Place sat dark. You'd walk the promenade toward Son Cubano or duck into Ben + Jerry's for a scoop, and there it was: a prime slice of glass overlooking the Hudson, empty, while a condo association and a commercial owner fought over it in court. Regulars stopped asking what was going in there. It became part of the walk, the way you stop noticing a pothole after enough winters.
That space has lights on now. And it's not the only thing on this side of town that changed shape this year.
West & Co. opened its doors at 45 Riverwalk Place on May 1, 2026, according to BergenMama, a few days later than the late-April target the operators had floated earlier in the spring. The delay barely registers against the twenty years the end cap sat vacant while litigation between the condo association and the commercial owner played out, a detail Jersey Digs reported when the deal finally closed. That's not a rounding error in commercial real estate terms. That's a space that missed an entire market cycle.
The restaurant is a brasserie concept from Jeremy Casilli, who already runs four other spots along the Hudson: 3 Westerly in Ossining, Drift Restaurant & Bar at the Lincoln Harbor Burr-Hamilton duel site in Weehawken, Hudson & Co. in Jersey City, and The Atelier on the Hudson, a Jersey City event venue. West & Co. is his first crack at West New York specifically, and the design leans into a 1920s brasserie aesthetic with curved banquettes and hand-carved corbels, per Jersey Digs. The room seats up to 250. Behind the kitchen there's a second, smaller room called the Wax Room, an invitation-only space built around more than 1,000 records and a turntable system, capped at 40 guests.
West & Co. joins a stretch that already includes Son Cubano and Alpha Fit Club, so this isn't a lone outpost trying to will a dining scene into existence. It's an infill project on a block that already had foot traffic, just one unit short of feeling finished.
A second Riverwalk-area opening is already in motion. Dear Jac, a café concept with a minimalist rabbit logo, is set to land at 20 Avenue at Port Imperial with a Fall 2026 target, according to Boozy Burbs. Details are still thin. No menu, no confirmed hours. What's notable is the site itself: the same waterfront dining corridor West & Co. just filled, described by Boozy Burbs as one of Hudson County's busiest.
Two openings on the same stretch inside the same year is not how this corridor has typically moved. For most of the last twenty years, the story here was one long-vacant space and a handful of stable tenants around it. In 2026, it's two new operators betting on the same three blocks in the same twelve months.
While Riverwalk Place fills in, Bergenline Avenue is getting its own addition, and it's a supermarket, not a restaurant. Leon Marketplace is under construction at 4901 Bergenline Avenue, an independent, roughly 10,000-square-foot grocery store, according to reporting from the Market Report Blog, which got a look through the windows in March 2026 and described a buildout that looked close to finished even though no opening date had been announced yet.
Ten thousand square feet is modest for a full-format grocery store, but Bergenline Avenue isn't short on food access. It's the longest commercial avenue in the state, carrying more than 300 restaurants, cafes, bakeries, delis, and markets along the stretch that runs through North Bergen, Guttenberg, West New York, and Union City, per Wikipedia's sourced entry on the corridor. Locals have called it "Havana on the Hudson" and the "Miracle Mile" for decades, and it's the route for the Memorial Day Parade, the Cuban Day Parade, and the Dominican-American Parade every year. A new grocery store here isn't filling a food desert. It's another operator deciding this stretch of Bergenline can support one more full-size player, on top of the 300 that are already there.
| Name | Location | Status |
|---|---|---|
| West & Co. | 45 Riverwalk Place | Open since May 1, 2026 |
| Dear Jac | 20 Avenue at Port Imperial | Targeting Fall 2026 |
| Leon Marketplace | 4901 Bergenline Avenue | Under construction, no confirmed date |
Laid out this way, the pattern is hard to miss. These aren't three unrelated storefronts. They're two different commercial spines of the same town, moving at the same time, for the first time in a while.
West New York has always had this split personality. The waterfront side is the postcard: ferries, skyline views, a promenade built for evening walks. Bergenline is the working spine, dense with generations of small businesses and the parade route that runs through the middle of it every summer. For years, growth tended to happen on one side or the other, rarely both.
This year it's both. A twenty-year vacancy on the water finally closed. A second waterfront concept is already lined up behind it. And six blocks in, a new grocery store is going into a corridor that's been the commercial backbone of this town since before most of the current storefronts existed.
None of this means the town is becoming something else. Bergenline is still going to be the street with 300 restaurants and a parade route named after it. The waterfront is still going to be the place you take out-of-town guests for a skyline photo. What changed is that both of those identities got a little more current in the same twelve months, instead of one side moving while the other stayed put.
If you've lived here long enough to remember when that Riverwalk Place unit was just a dark window you walked past, this is the year that changed. Worth a walk down there to see it for yourself, and worth keeping an eye on Bergenline for whatever Leon Marketplace looks like once the windows aren't the only way to see inside.
